DEED OF SALE WITH ASSUMPTION MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Sale with Assumption of Mortgage, made and executed at Marikina Metro Manila, this ________ day of __________ by and between:

GUILLERMO S. CARANTO married to VIVIAN M. CARANTO both of legal ages, Filipinos, and with residence and postal address at Longhorn St. Rancho Estate IV, Marikina City hereinafter referred to as the VENDOR

and

Orlando S. Caranto married to Susie S. Caranto, of legal ages, Filipinos, with residence and postal address at Lot 15 Blk 34 Azure St., Marikina City hereinafter referred to a VENDEE.




WITNESSETH

That the vendor is a lawful owner of a certain parcel of land covered by TCT No. 25650 with an area of ONE HUNDRED FORTY FOUR (144) square meters with improvements of one residential house situated at Lot 15 Blk 34 Azure St., Marikina City.

That the total selling price is TWO HUNDRED FIFTY THOUSAND PESOS (P 250,000.00) Philippine Currency inclusive of the remaining balance with the SOCIAL SECURITY SYSTEM wherein said property is presently mortgage.

That the remaining balance shall be amount payable with the SOCIAL SECURITY SYSTEM and to be assumed by the Vendee.

That the Vendee shall pay the Real Estate Tax and other expenses like the preparation of documents for this transaction and Capital gain tax, Documentary Stamp, Transfer Fee and Registration expenses and notarial fees.

That the Vendor warrants TCT, or Title and undertake by these presents to defend the rights of the Vendee against any and all claims on the above-mentioned property.

The subject property is residential (not agricultural-non-tenanted) and not covered by any Land Reform Program of the Government.
